Berwick Developer Insights - October 2023 Update



Key stats

  • Home construction is fully complete for Stage 1, with Home Owners moving into their new homes over the next couple of months.
  • We currently have around 138 Home Owners residing in the community.
  • There is plenty of activity happening on Stage 2 homes with 33 slabs complete, 19 homes with frames up, 15 with roofs on, and 8 with cladding completed.
  • The builder is maintaining momentum with Stage 2 progressing well in the last month.

Home Construction Program

In Stage 2 once your slab is poured, your Home Specialist, Roshni, will provide you updates every three weeks and will schedule two site visits. The first visit will occur when the roof is complete, and the second visit will be arranged when the plasterboards are installed. If there are any other updates along the way, Roshni will provide these to you and will be your first point of contact in your home completion journey.

Approval has been received from Ausnet to proceed with our solar solution. The secondary protection devices are scheduled for installation for all homes within Stage 1 in late Nov-23 and are expected to be finished by late Dec-23. Secondary protection devices will be installed during house construction for Home Buyers in Stage 2 who have selected the solar upgrade option.
We will send further communications out for the program of works, as well as information regarding credit for residents who have had solar system upgrades with Stockland that have not been activated.
Defects and Warranty

Process for managing minor and major defects.

Between settlement and your 6-month maintenance inspection, please note all minor defects on the list provided at settlement. At your 6-month maintenance inspection, a Stockland representative and builder representative will discuss these items with you. You will receive a reminder of this appointment date via email.
If you have a major defect, or you’re not sure if the matter is considered a ‘minor’ or ‘major’ item, please email You will receive a response within 3 business days. Please note in the subject line one of the following:
• Site # – QUERY – [Item] ; or
• Site # – MAJOR DEFECT – [Item].
Please also include a photo and description of the issue in the email.
6-month inspections are being conducted according to the communicated schedule and any warranty-related issues are being logged for rectification.
We have received feedback regarding the defect management process and the slowness of the builder's warranty team in closing 180-day defects. Stockland and the builder are focusing on closing out aged defects on a street-by-street basis, starting at Columbus Cct. Residents on Columbus Cct have been reached out to for booking an inspection. Once Columbus Cct is closed out, residents on Santa Cruz Way will be contacted by our builder partner to book in an inspection. This can be expected in a weeks time.
180-day warranty process for the rest of the homes in Stage 1 remains as per usual process.

Bells Road

Congratulations to the team at Stockland for officially opening the new Bells Road arterial in Berwick to local residents on Friday 20th October.
The 1.9 km road has been built and funded by Stockland in partnership with the City of Casey, as part of the development of the Stockland Minta community.
Access to quality infrastructure is critical to support the lifestyles and aspirations of the community. This is a great example of how a partnership approach between industry and government can expedite the delivery of infrastructure that benefits everyone.

We are sad to announce that Jeet Parmar has tendered his resignation and finished up. Thank you Jeet for your time on Halcyon Berwick. Your contribution has been invaluable. All the best, you will be missed! In the interim, Iris Ryan our Development Manager will be supporting Berwick.
We are delighted that John Furness has been promoted to Community Manager of Halcyon Berwick as of 16th Oct-23. Having previously been the Facilities Caretaker at Berwick, John is no stranger to the community and Home Owners. Please congratulate John and support him in his transition as he finds his feet in this new role.

Special Projects


Hobby Shed

Construction is now progressing well for your Hobby shed, with the roof installed, frame complete and cladding to commence shortly.
We look forward to its completion and for Home Owners to make use of this space upon handover to the community, which is currently forecasted to be mid Dec-23. We will continue to keep you posted with continuing construction on site.

Landscaping maintenance will be recommencing in November for some of the plants that are not thriving in front yards and at the Clubhouse. We can expect to see a refreshed landscape soon!

Halcyon Berwick Open Day

Halcyon Berwick hosted an Open Day on the 7th Oct to showcase the community and celebrate the One Year Opening Anniversary of our amazing Clubhouse. The event was a success with a great turnout and responses from the attendees were very positive. Thank you to the Social Committee, Home Buyers, and Home Owners for your time, effort, and participation in celebrating this big milestone!

The Minta Community are holding some exciting events including, an event for Diwali coming up on the 4th Nov-23, and a Christmas event on 10th Dec-23. Feel free to join in on the fun as part of the Stockland Minta Community!
Also worth noting are the 'Live Life Get Active' sessions' held at Berwick Hilltop Park.
