We will aim to provide you with a Developer Insights update every few months and hope these insights will help you feel informed, engaged, and excited to be a part of our community, whether you are eagerly awaiting to move into your brand-new home or already a proud home-owner!

Our team at Halcyon Jardin is made up of Nicky Guirguis (Project Director), Evelyn Chronis (Development Manager), Anthony Katakis (Assistant Development Manager), Nawid Ashaqzoda (Project Manager), Felicity Adams (Project Manager), Chantelle Pay (Sales Professional), Ashley Matthews Wray (Sales Associate), Roshni John (Housing Specialist), Chris Shepherdson (Community Manager), and Howard Andrews (Facility Caretaker).
Each Developer Insights will introduce another member of the team to help you get to know what we do, who we are, and how we can help you live your best life at Halcyon Jardin.

At the heart of every thriving community is someone working behind the scenes to bring people together and ensure everything runs smoothly. In this month's Developer Insights, we're excited to introduce you to Chris Shepherdson, our dedicated Community Manager, who plays an essential role in making our neighbourhood such a wonderful place to live. Get to know the friendly face behind the emails, events, and everyday moments that make our community special!
What does a typical day look like in your role?
No two days are quite the same, which is what makes this role so exciting! My day is a vibrant mix of customer service, logistics, event management, and administrative tasks – with new challenges always keeping things interesting. Thankfully, we have an amazing support team here who help make it all possible.
How does your role impact our community?
As a Community Manager, I see myself as the key to ensuring our residents' daily lives are as smooth, stress-free, and enjoyable as possible. For many of our homeowners, moving into Halcyon Jardin represents a significant life change. My focus is on making that transition seamless and finding ways to put everyone at ease – whether through organising social events, addressing concerns, or creating opportunities for residents to connect.
What's something surprising about you?
Here's a fun fact – I used to manage a kindergarten! You could say I'm uniquely qualified for bringing people together and handling the unexpected. Though I must admit, our wonderful resident community is much more self-sufficient than my previous charges!
What's the best part of being a Community Manager?
Working with our fantastic team and wonderful homeowners, knowing that each day brings new opportunities to make our community an even better place to call home. The variety of responsibilities keeps me engaged, and there's nothing more rewarding than seeing our community thrive.
The Home Specialist is your main point of contact as a homebuyer, guiding you from contract execution, all the way to home completion.
You will first meet your Home Specialist for your customisation appointment where you make the selections and variations for your new home, or if you've purchased a Turnkey home, they will take you through all the selections and upgrades that have been included.
Then, through the build stage, your Home Specialist will organise site visits and send you progress updates. Finally, towards the end of your homebuyer journey, your Home Specialist will book in your settlement day and organise all the final details to help you move into your brand new home.

Community Facilities
The Clubhouse is progressing beautifully, with exterior façade works nearly complete and internal fit-out works—including ceilings, tiling, and more—well underway. We remain on track for a Spring opening and look forward to welcoming you soon. As we approach completion, we’ll be arranging another Hard Hat Tour of the facilities in the coming months—stay tuned for further updates!
We’ve also received the final Building Permit for the Messy Arts and Workshop building, which will soon begin construction. This creative space will include a pottery studio, messy arts zone, and workshop—perfect for getting creative or tackling hands-on projects!

☀️ Solar System Update
As you know, every home in Halcyon Jardin will be equipped with a brand new 3.9kW solar system installed on the roof. Best of all, this installation comes at no additional cost and will help you save on energy bills for years to come. Thank you to all who have signed and returned the Deed of Variation to your Site Agreement acknowledging this.
Here's where things stand for our authority approval:
- We have provided all information requested by the authority and our most recent timing update is that we should expect approval in the next 4 – 6 weeks.
- Once we receive the approval, we will need to undertake some necessary upgrade works to the Main Switch Board, which we expect will be done within a month of receiving the approval.
- After completion of the above, your solar system will go live!
Whilst this delay is disappointing, we wish to reiterate that homeowners will receive a Solar Credit of $1.73 per day from your day of settlement to the day your system is activated. Details of the credit are outlined in the letter sent to homeowners in February. For those of you not yet living in the community, if your solar system is not active on the day of your settlement, you will also be eligible for the Solar Credit.
🔋 Thinking About Adding a Battery?
While a battery isn’t currently cost-effective based on our modelling, you're welcome to explore this option. Just keep in mind:
- If you would like to make alterations to the system (including adding a battery) you will need to request our consent prior via your Community Manager, Chris
- The inverter being installed does not have the capability for a battery, this will need to be upgraded by you at your cost
- Any works undertaken on the system must be either completed by our accredited contractor, or if you would prefer to use your own contractor, access must be provided to our accredited contractor to certify the works
- These works will need to be carried out post install of the system, organised by the homeowner and fall in line with your Site Agreement.

Landscaping & Civil Works
🌳 Landscaping Progress
With homes nearing completion in the northern section of Stage 1, we’re also preparing to commence works on the North-West Pocket Park—just in time for your move-in!
This new park will feature:
- A walking loop path
- Fire pit area
- Dog drinking station
- Direct pedestrian connection to the Wetlands trail and St Germain Central
We’ll also be completing the public realm landscaping along Fountain Circuit at the same time, which will include more greenery for you to enjoy!
Front Garden Care – Important Guidelines for Your First 90 Days
Each home includes a 90-day establishment period for the front garden, during which we'll take care of it for you with fortnightly visits to weed, mulch and tidy up. At the end of this period, you can include any plants that haven’t taken well in your 90-Day Defect Liability Period (DLP) list and we will replace them as part of that process. After this, ongoing garden maintenance will be over to you to enjoy and maintain as your own.
To ensure we can properly assess plant health at your 90-day inspection, please do not alter or replace any plants in your front garden during this time. Making changes during the establishment period makes it difficult to determine if replacements are required. If you notice any issues with your garden, include them in your 90-day defect list instead.
🚧 Civil Works & Road Maintenance
Stage 2 civil works are now officially complete, and Henley will soon begin construction on the next set of homes in this Stage.
You may have noticed some larger-than-usual cracks in the expansion joints on the roads in Stage 1. While small cracks are normal, these exceed acceptable tolerances and will be repaired. We’re currently finalising the works schedule with the civil contractor and expect repairs to begin by the end of the month. We’ll provide advance notice of any temporary road closures once dates are confirmed via Chris.
Community Grant Update
Thanks for submitting your suggestions for the Community Start Up Grant. The grant working group has compiled the suggestions into a voting form. Just like an election. we ask you to please select three (3) choices number 1 for your first preference, 2 for your second, etc.
