What’s your best block?
You’ve discovered your perfect pocket of paradise and are now ready to join the Botanica community! The next step is to determine what your home will look like, and which block you’ll need to purchase.
Size isn’t everything, especially in our vibrant Queensland communities. With the median lot size in QLD’s new developments at 421m² (UDIA, 2023), thoughtful designs ensure your family’s home is everything you need it to be.
Choosing the right lot is about more than just the space you have—it’s about how you use it. At Stockland Botanica, you’re spoilt for choice with a range of leading builders who understand how to create homes that maximise space, comfort, and style on various lot configurations.
Whether you’re envisioning a cosy garden, a flexible living area, or room for kids to play, each lot offers unique possibilities. That’s why it’s important to think beyond square metres and consider the potential each block holds. By planning carefully now, you can create a home that suits your lifestyle both today and into the future.
At Stockland Botanica, we’re here to support you in making the right choice—one that you’ll love for years to come.
Consider the following elements when deciding on a block
Factor in your frontage
It’s an important consideration when planning your home, as the length can impact everything from parking convenience to the overall look of your front yard.
Each floor plan varies, and a key factor to consider is the “setback”—the minimum distance required between your garage and the front boundary of your lot. This setback is influenced by several factors, including lot size, garage placement, the presence of footpaths, and local council guidelines.
Keep in mind that your front boundary isn’t the same as the street kerb. It includes features like footpaths and crossovers, which need to be factored into your driveway’s length and design. By planning carefully, you can ensure your driveway works seamlessly with your home layout and street frontage.
Consider your coverage
How large are you planning to build your home? If you're thinking bigger, it’s worth looking into Site Coverage. This refers to the percentage of your home’s footprint compared to your overall block size. This includes areas like garages but usually excludes alfresco spaces.
Keep in mind, some developers offer flexibility on Site Coverage, so it’s important to check any community-specific guidelines. Planning ahead ensures you make the most of your space without overstepping local rules.
Backyard basics
While a typical block depth ranges from 25 to 30 metres, visualising your home plan on the lot helps determine the actual yard space available. Strategic placement of your home on the lot can maximise backyard space for recreation and entertainment. Consider unconventional lot shapes or irregularities, as they can offer more space without the added cost of additional land.
Fundamental function and form
Make informed decisions about energy use in your home by designing spaces that match your actual needs and usage patterns. Maximise less frequently used areas by giving them dual purposes, increasing both functionality and efficiency. Smart design choices, like adding extra doorways for better accessibility and creating multi-functional rooms, can also help you optimise energy use while improving the flow of your home.
