Aura South
Aura South is a proposed future masterplanned residential community adjacent to Stockland's award-winning community, Aura. It represents an opportunity to help meet the Sunshine Coast's forecast demand for new and affordable housing supply and create a significant environmental legacy for the region.
Stockland is in the early stages of planning Aura South. The project will be subject to numerous statutory planning and environmental requirements, and we are committed to involving our stakeholders across the extensive planning process.

LOCATION
Aura South is located at southern end of the Sunshine Coast, 1.6-6km east of Bruce Highway and 3km west of Pumicestone Passage.
SITE HISTORY
Most of the site has been cleared for over 50 years for exotic pine plantations and has been used for grazing since 2010.

Aura South offers an opportunity to alleviate housing shortage pressures and provide new and affordable homes on the Sunshine Coast.

A logical extension of Aura
Aura South is located at the southern end of the Sunshine Coast at Coochin Creek, adjacent to Stockland’s Aura community. It is uniquely positioned to leverage Aura's existing infrastructure and services to bring affordable homes to market.
Aura South is situated within the Halls Creek Potential Future Growth Area (PFGA) which has been recognised in regional planning since 2009 as a potential location to accommodate the Sunshine Coast's future growth.

Cleared for over 50 years
Stockland purchased the Aura South site in 2004. As a former exotic pine plantation, the 1,231 ha site has limited environmental values. More than 85% of the land was cleared over 50 years ago and is currently being used for low intensity grazing.
While the site is highly degraded due to these previous uses, we recognise the importance of protecting the existing on-site and off site environmental values.

Well-connected and accessible
The site is easily accessible from Bells Creek Road and Bells Creek Arterial Road, and is located 1.6kms to 6kms east of the Bruce Highway. It is separated from the highway by State Forestry which provides a permanent green buffer. Importantly, it is located outside the Northern Inter-Urban Break - the green space separating Caboolture and the Sunshine Coast.
