Strengthening the Inter-Urban Break

As a long-term investor and landholder on the Sunshine Coast, Stockland recognises the importance of maintaining and protecting the current ShapingSEQ Regional Plan Inter-Urban Break to ensure the unique character and identity of the Sunshine Coast and Moreton Bay regions are retained.

The IUB seeks to retain and protect the individual identities of the Moreton Bay and Sunshine Coast regions, which is predominantly visible along the Bruce Highway.

Aura South is located outside the SEQRP’s Inter-Urban Break (IUB) and protects the 16km green buffer separating Caboolture and the Sunshine Coast.

Aura South provides an opportunity to strengthen the current IUB boundaries, with up to 400 hectares of land within the site to be rehabilitated as a conservation precinct, strengthening regional biodiversity values.

ShapingSEQ Regional Plan IUB to be protected and strengthened

The current South East Queensland Regional Plan, ShapingSEQ, identifies the extents of the current 16 km Inter-Urban Break (IUB) – the green belt separating the Sunshine Coast and the northern Moreton Bay regions.

The IUB includes a diverse range of landscapes, with over half of the 63,000-hectare area designated as National Park, State Forests and Forestry Reserves for timber production. It is characterised by a range of land uses including forestry, rural farms and communities, tourism, community uses and extractive resources. As such it has significant recreational, environmental, cultural and economic values which are important to the Sunshine Coast region and need to be protected.

Aura South is located north of the ShapingSEQ Regional Plan IUB

Aura South is located outside the current ShapingSEQ Regional Plan Inter-Urban Break and between 1.6kms to 6kms east of the Bruce Highway and is not visible to any highway traffic.

Aura South also provides a unique opportunity to strengthen the current IUB boundaries, with up to 400 hectares of land within the site planned to be rehabilitated and set aside as a dedicated conversation precinct which will improve regional biodiversity values within the area. The connection of this rehabilitated area allows for a ‘defined’ IUB boundary to be achieved, while also enhancing and protecting the area’s ecological values.
