Frequently asked questions

The HomeBuilder provides eligible owner-occupiers (including first home buyers) with a $25,000 grant to build a new home, or substantially renovate an existing one. It is part of the Australian federal government economic response to Coronavirus. 

You can’t apply for HomeBuilder just yet. Information on when you’ll be able to apply will be released through the relevant State or Territory revenue offices.

To access HomeBuilder, owner-occupiers must meet the following eligibility criteria:

  • you are a natural person (not a company or trust);
  • you are aged 18 years or older;
  • you are an Australian citizen;
  • you meet one of the following two income caps:
    • $125,000 per annum for an individual applicant based on your 2018-19 taxable income or later; or
    • $200,000 per annum for a couple based on both 2018-19 taxable income or later.
  • you enter into a building contract between 4 June 2020 and 31 December 2020 to either:
    • build a new home as a principal place of residence, where the property value does not exceed $750,000; or
    • substantially renovate your existing home as a principal place of residence, where the renovation contract is between $150,000 and $750,000, and where the value of your existing property (house and land) does not exceed $1.5 million (pre-renovation);
  • construction must commence on or after 4 June and within three months of the contract date.

Off-the-plan apartments or town houses are eligible for HomeBuilder. If you sign the contract to buy the off-the-plan dwelling on or after 4 June 2020 and on or before 31 December 2020 and construction commences on or after 4 June 2020 and no later than three months after the contract is signed then the property purchase may be eligible for HomeBuilder.

However, if you sign the contract to buy the dwelling after 4 June 2020, and construction on the home commenced before 4 June 2020, then the home does not qualify for HomeBuilder.

Yes, HomeBuilder will be available in addition to existing state incentives, like FHB grants and the WA New Home Construction Grant, for those that meet eligibility criteria.

Yes, If you own vacant land before 4 June 2020, and enter into a build contract before 31 December 2020 and commence construction within 3 months after the contract is signed then the property purchase may be eligible for.

Yes. Eligible owner-occupier(s) must be listed on the property’s certificate of title. The owner-occupier must also be a natural person (not a company or trust), and meet the other eligibility criteria of the program.

Construction pursuant to the contract must commence within three months of the contract date. States may exercise discretion where commencement is delayed beyond three months from the contract date due to unforeseen factors outside the control of the parties to the contract (e.g. delays in building approvals).

Yes, HomeBuilder is government run and entirely separate to Stockland’s refer-a-friend program.
